“What we’ve seen over the last couple of years is obviously during a pandemic, we saw prices rise because everyone came here [Coeur d’Alene]. But now we’ve seen prices get back to normal. Not dive sharply down, but stabilize. They are at a much more normal appreciation rate.” Keith Wells of our team recently told KREM2 news.

According to the KREM2 report, prices stabilizing is the consensus across the board for the Spokane/Coeur d’Alene region. For home buyers, that breaks down to:

  • A median home price of $415,000 in Spokane and $515,000 in Coeur d’Alene
    • With a conventional home loan at 7% interest and a 5% downpayment, that means you would need to make
      • $74,400 – $91,200/year to afford a home
  • Home prices are not expected to jump up drastically, and most homes are going for around asking price instead of above like last year
  • Buyers have time to consider their options and find the home they truly want

But the numbers above assume a 7% interest rate on your loan. What if you could get a better rate?
